Setting Up Your Home: A Guide to Utilities in Cyprus (2025)

Once you have your rental agreement and a local bank account, it's time to get your new home connected. Setting up electricity, water, and internet is a straightforward process in Cyprus, but each requires a separate application. This CyExpats.com guide breaks down the steps, documents, and costs for each essential service.

Key Tip: For most utilities, you are simply transferring an existing connection into your name. It's crucial to take a photo of the meter readings (electricity and water) on the day you move in to ensure you are not charged for the previous tenant's usage.

Important Note on Direct Debits (IBAN): While EU law (SEPA Regulation 260/2012) requires all providers to accept any SEPA-compliant IBAN (e.g., from Wise, Revolut), many companies in Cyprus still insist on a local Cypriot (CY) IBAN in practice. If your EU IBAN is rejected when setting up a direct debit, you can cite the regulation or ask to set up recurring payments with a credit card instead.

⚡️

1. Electricity

The Electricity Authority of Cyprus (EAC) is the sole provider of electricity on the island. You will need to visit a local EAC Customer Service Centre to open an account in your name.

3. Internet & Mobile

The internet market in Cyprus is competitive, offering high-speed fibre connections in most urban areas. The main providers offer bundled packages including home internet, mobile plans, and TV.

Main Providers
  • Cyta: The state provider, known for reliability and wide coverage.
  • Epic: Offers competitive pricing and fast speeds.
  • Cablenet: Strong in bundled TV and internet packages.
  • DragonNet: A newer provider focusing on high-speed fiber in specific residential areas.
Documents Needed
  • Valid Passport or EU ID Card
  • Residency Permit (if available/applicable)
  • Proof of Address (e.g., a stamped rental agreement or another utility bill)
  • A bank account IBAN for direct debit (see note on IBANs above)
Estimated Deposit Deposits are not usually required if you sign a 12 or 24-month contract and set up a direct debit. Otherwise, a deposit may be requested. An installation fee of €50-€100 may apply if the property doesn't have an active line.

Tip: Check which providers offer service in your specific area before choosing, as fibre coverage can vary. Use online comparison tools and check each provider's website for the latest offers.
